We identified and acquired an undervalued mixed-use property that was part of a completed 5 parcel assembly with development approvals in place. We optimized density and the efficiency for the various built forms to improve the economic viability of the proposed development. We worked with soil engineers to remediate contaminated soil in two areas of the property. We cultivated a positive working relationship with local authorities and planning staff to advance the entitlement process optimizing the parametres of the Official Secondary Plan and the concerns of local residents.
